Expropriation of Medium-Density Residential Development Land

In 2007, gsi completed the appraisal of residential land to be acquired by the Toronto Catholic District School Board (TCDSB) for a new school site. The report was prepared in a manner consistent with the requirements of Expropriations Act.

The subject property was located in the northwest quadrant of Highway 401 and Yonge Street; a desirable location within close proximity to the rapidly developing Sheppard Avenue Corridor. The subject parcel contained a land area of approximately 12 acres, a portion of which included environmentally sensitive valley land. The entire property was previously used by the Sisterhood of Saint John the Divine.

The value opined in the report considered the influence the site's undevelopable environmentally sensitive lands as well as its status within the development approvals process.
